1、掌握市场营销部细分市场的营销目标、策略和行动计划，确保与部门方向和目标一致。 2、制定日销售计划、周销售计划、月销售计划、季度和年度销售计划，目标、策略和行动计划清晰，可行，认真执行并注重销售过程管理，确保销售任务的实现。 3、对所负责的细分市场（公司协议散客、会议宴会市场、BAR市场、政府市场、团队市场等）有敏锐的市场洞察力和前瞻性的眼见，把握细分市场的业务方向和销售机会，积极开拓新市场。 4、具备收益管理意识，在保证卓越的对客服务的前提下，对每一笔业务的总价进行分析和评估，并在为酒店取得最佳收益中谈成最佳条件，努力提高酒店平均房价和市场占有率。 5、坚持走进市场，深入市场，持续开拓渠道，坚持按质按量完成外出面对面的销售，运用销售拜访、克服疑异、协商技巧和客户管理技能，签订销售协议，达成个人（团队）销售目标。 6、时刻帮助客户，与客户建立良好关系，建立及更新客户档案，确保所有销售相关活动符合我们的客户满意度和我们的标准。 7、做好参观、现场维护、招待、报价、跟进、签约、回款等销售工作。 8、检查落实重要业务或贵宾的全程接待工作，保持和创造顾客。 9、执行合同法、商业服务业法规、信用业务并督促自己（团队）做到诚实和正直，确保所有销售人员遵守酒店的商业道德要求、信贷政策和程序。 10、运用专业销售管理工具和技能，掌握竞争对手市场策略和变化，分析细分市场营销数据，积极应对竞争，及时调整所负责业务的销售策略和行动计划。 11、做好对团队下属的任用、督导、专业培训、评估及其它管理工作（适用于带领团队），致力于个人及团队专业销售管理水平的提升。 12、处理销售中的宾客投诉或突发事件，提高宾客满意度。 13、做好与市场收益总监、销售总监、会议宴会统筹总监、各部门经理及收益预订部等沟通和协调工作。 14、遵循酒店和部门的政策及程序，每日销售管理，准确完整地录入销售活动日志，完成周、月和年度销售总结。 15、做好市场营销部业务核心这一角色，积极进取，业绩出色，是销售团队的榜样。 16、遵守建发酒店规章制度、政策、程序和员工手册。 17、做好上级交办的其它工作。 18、行业特点决定动态工作时间，周末节假日可能需要不定时工作。
